Thermal Imaging

We use a state-of-the-art infrared camera throughout the entire interior portion of our inspection. A thermal imaging device can detect anomalies that are often not visible with the naked eye. Issues often found with thermal imaging include missing insulation, plumbing/roof leaks, electrical issues, and air leakage around windows and doors. Relevant images are included in our main inspection report, with all other pictures being uploaded to the client in a separate report for general information purposes. This service is included free of charge during all home inspections.

Do You Inspect Mobile Homes?

Yes, our Cerified Master Inspector is trained and licensed to perform manufactured home inspections. Manufactured home inspections are similar to stick-built homes, with a few important exceptions. Special care will be taken to identify components that have been replaced and if they are approved for use in manufactured homes. We believe that a newly constructed home should look and perform like a new home. It is not uncommon to find incomplete system components, such as plumbing, HVAC, roofing, and insulation. In addition to the major components, we take special care to locate cosmetic damage that should be fixed before you move in.

Do I Need Mold Sampling?

In a home, moisture is the enemy, and moisture intrusion creates conducive conditions for mold growth. The wet climate that we live in makes moisture intrusion and mold growth a common issue. Exposure to mold, particularly long term, can cause a variety of health concerns. These concerns are amplified for people with compromised immune systems. Mold can be hidden or concealed in numerous areas throughout a home. Such places may include crawlspaces, attics, HVAC systems, vents, or even refrigerator drip pans. Mold in a home should be remediated and this is more easily done before a new homeowner moves in. The air samples that we take during a mold test are sent to an independent laboratory for a full analysis. When buying a home, mold sampling is recommended if you suspect a mold problem or if someone is extermely allergic to mold and you want more actionable insight.
