A structural pest inspection looks for evidence of wood-destroying insects and other conditions that can affect the wood components of a home. These inspections are commonly requested when buying a home, particularly when a lender requires a wood destroying insect report.

Wood Destroying Insect Reports
A wood destroying insect report, sometimes called a “pest and dry rot report”, documents the inspector’s findings regarding wood-destroying insects and related conditions.
If you need a report for a federally backed loan, it is important to use an inspector who is properly licensed to perform structural pest inspections. Our inspectors are licensed Structural Pest Inspectors and can sign off on inspections for federally backed loans.
For properties in Oregon, our inspectors provide an NPMA-33 form when a wood destroying insect report is requested. For properties in Washington, we provide a report that complies with the requirements of the Washington State Pest Management Association.
Structural Pest Inspections in Oregon
We provide wood destroying insect reports throughout the areas we serve in Oregon.
A structural pest inspection can be scheduled with a qualifying home inspection or ordered as a stand-alone service. When ordered with a home inspection, the structural pest inspection is performed by the same inspector who is already evaluating the home.
For Oregon properties requiring an NPMA-33, the completed form provides the documentation needed for the applicable transaction or lending requirement.
Structural Pest Inspections in Washington
Washington has an additional licensing requirement that is important when choosing a home inspector.
Home inspectors in Washington are not permitted to comment on wood-destroying organisms unless they also hold a Structural Pest Inspector license. Our Washington inspectors hold this additional license, allowing us to perform structural pest inspections along with our standard home inspections.
This means you can have the home and structural pest inspections performed during the same appointment rather than arranging for a separate pest inspector.
What Does a Structural Pest Inspection Look For?
A structural pest inspection is focused on evidence of wood-destroying insects and conditions affecting the wood components of the property.
The inspection may identify evidence of pest activity, damage, or other conditions that warrant further evaluation. The inspector reports what can be observed in the areas that are accessible at the time of the inspection.
A structural pest inspection is not the same thing as a general home inspection. The two inspections have different purposes, although they can be performed together.
Why Combine the Inspections?
If you are already scheduling a home inspection, adding a structural pest inspection can make the process simpler.
Our inspectors are licensed to perform both services. Instead of coordinating separate appointments with a home inspector and a pest inspector, you can have the structural pest inspection performed at the same time as your home inspection.
This can also be useful when a lender requires a wood destroying insect report as part of the transaction.
