Nonprofit Home Inspections has established a “Home Inspection Ratings” system in order to give clients a general overall perspective for their home inspection report. This is especially important for first time home buyers as detailed reports may be alarming even for typical homes. The entire report should still be thoroughly reviewed and acted upon as necessary, but this rating system is designed to put the home inspection report into perspective.
Please note that every home will have defects that should be addressed. Similarly, the older the home is, the more likely that there will be latent or hidden defects. Home inspectors are only able to comment on what is visually accessible at the time of the inspection. Defects that are not visible on the day of the inspection and those that can only be found by dismantling building components are outside the scope of a home inspection according to state law. Home warranties are available from third parties and are encouraged for additional protection.
